Seaside House, Extensive Refurbishment and Extension, Devon

The brief was to dramatically remodel and extend a 1970’s beach front house located in a conservation area in a picturesque Devon seaside town, into a sustainable ‘New England’ meets Georgian style period property. 

Whilst the existing 1970's house was of no great architectural merit, the property is located within an Area of Outstanding Natural Beauty and a Conservation Area. As such it was essential that the proposals responded carefully and sensitively to its geographic and historical surroundings.

Jonathan's appointment included design, preparation and submission of a detailed Planning Application, the preparation and submission of a Full Plans Building Regulation Application, the preparation of detailed Tender/Construction information including detailed construction drawings, finishes schedules and a full written Specification and Contract Preliminaries for use under a JCT MW Contract.

The changes to the internal and external layout were designed to create a new hierarchy to the house that would meet the requirements of the owners in terms of privacy, function and sustainability.

Extending the property involved the creation of an entirely new, highly insulated, pre-fabricated timber frame third floor, containing the master bedroom suite complete with an inverted dormer/patio overlooking the garden and sea front. 

Then entire house was gutted to provide new electrics/electrical layout (incorporating low energy lighting throughout), energy efficient heating system, plumbing, new high performance triple glazed hardwood windows and doors and full fill insulation to the existing cavity walls.

The external walls were clad in a ‘New England’ style cladding, contributing towards improved weather proofing and insulation.

The works also involved the creation of a new double garage and external landscaping works.

This, elegant, stylish project successfully demonstrates sustainable re-use of existing 1970’s housing within a conservation area and an area of outstanding natural beauty.
