Appointed by a private client, Jonathan was engaged to provide a full Architect's service including:

  • Establishing the clients design brief and preparing initial design options.
  • Preparing and submitting drawings and documentation for, and obtaining, Full Planning Approval.
  • Preparing and submitting drawings and documentation for, and obtaining, Full Plans Building Regulation Approval.
  • Advising on the correct procurement route and preparing detailed tender/construction drawings, finishes schedules and detailed written NBS Specification.
  • Carrying out Tender Action to three appropriate Contractors and preparing a Tender Sum Analysis for discussion with the Client.
  • Engaging in a value engineer exercise with the preferred Contractor and preparing all Contract documentation.
  • Acting as Contract Administrator under the chosen JCT MW Contract.
  • Post-Practical Completion inspections and preparation of snagging/defect schedule and liaison with Contractor in regard to rectification works.
  • Liaising with the Client and Contractor agreeing the final account.

Extending and renovating this existing 1970’s house, located in a leafy residential area of Berkshire, resulted in a stylish, contemporary light and airy, energy efficient house.

The project involved the creation of a new, large, open plan kitchen/breakfast-room with a linked utility/boot room (incorporating under-floor heating) providing access to an insulated double garage. A new large living room has been created incorporating a wood burning stove and folding sliding doors (with integral 'in-glass' blinds) giving unobstructed views and access to the rear garden and patio area.

On the first floor the space was remodelled to create 4 large double bedrooms (2 en-suite) with built in wardrobes. The family bathroom and en-suite shower rooms incorporate under-floor heating, new sanitary ware and tiling.

In regard to finishes internally, all the internal floor finishes, doors and ironmongery were also replaced. The existing lighting and electrical layout was totally re-planned (inside and out) and the property rewired with new screwless flush plate sockets and switches, provided throughout to create a coherent, contemporary feel.

Externally the existing cladding was stripped off and replaced with a new breather membrane, battens and timber cladding. The new extension and existing garage was rendered in a through colour render incorporating a waterproof additive.

Energy efficiency and improved thermal performance was one of the main requirements for the clients. This was achieved through the provision of additional loft insulation, full fill blown cavity wall insulation, the provision of a new high efficiency boiler and extremely energy efficient LED lighting throughout.

The works also included replacement of all the existing single glazed windows with new, larger, high performance double glazed windows. The new windows resulted in significantly upgrading of the properties thermal performance and airtightness. They also improved the external proportions and aesthetics of the property, increasing the amount and quality of natural daylight in the house.
